Calm Waters Resort Policies
Check-in: 3 PM Check-out: 10 AM.
Early Check-in/Late Check-out: $30.00 fee, subject to availability. Contact the office to check availability. Unauthorized late check-out will incur a $100 fee.
Payment Policy
- A one-night non-refundable deposit is required at the time of booking for each unit reserved.
- The credit card provided will be charged the balance 21 days prior to your arrival.
- Group Reservations: A 50% non-refundable deposit is required for group bookings of four or more rooms.
- Advanced payments can be made via credit card.
- By providing your credit card, you authorize Calm Waters Resort to charge your card for the full reservation amount, including any incurred costs or outstanding balances at departure.
Group Reservations
- For groups looking to reserve four or more rooms, please contact us directly to discuss your needs. All group bookings must be approved by management before making a reservation.
- A 50% non-refundable deposit is required for group bookings of four or more rooms.
- Please note: All group reservations are subject to review and approval by management. Unapproved group bookings may be canceled at the discretion of management.
- Multiple unit reservations may be subject to cancellation if they do not align with our resort’s policies or availability.
- Visitor Policy for Groups: Any additional visitors or non-registered guests accompanying your group must be approved by management. This includes access to resort amenities such as the dock, lake toys, and pavilion. Unauthorized visitors will be asked to leave.
Visitor Policy
- Any friends, family, or additional guests who are not staying at the resort must be approved by management before being allowed on the property.
- We welcome visitors but want to ensure that their presence does not impact the experience of our registered guests or disrupt the peaceful atmosphere of the resort.
- Visitors are not permitted to use the dock, lake toys, pavilion, or other amenities unless approved in advance.
- Unauthorized guests or visitors who do not have approval from management may be asked to leave the property.
Liability Waiver
- I acknowledge that the activities at Calm Waters Resort involve inherent risks, including property damage, personal injury, or even death. I agree to assume all risks and release Calm Waters Resort, its officers, staff, and volunteers from any liability related to these activities.
- I understand that the rental unit has been inventoried and agree to be charged for any missing items or damages.
Cancellation/Modification Policy
- Deposit: One-night deposit is non-refundable.
- Cancellations/Changes: No refunds for early departures or cancellations within 21 days of your arrival date. If canceled within 21 days, you are responsible for 100% of your reservation amount.
- Group Reservations: A 50% non-refundable deposit is required for group bookings of four or more rooms.
- We do not offer refunds for natural disasters, COVID-related restrictions, or other unforeseen events typically covered by travel insurance.
- Reservation Modifications: Modifications are subject to availability and may incur a change fee. While modifications are possible, they are not guaranteed.
Pets
- $20 per night, per dog (fee applies).
- Pet owners are responsible for any damages caused by their pets.
- All pets must be leashed and supervised outside.
- Cats: Not allowed in cabins/condos.
- Pets are only permitted in the cabin for which the pet fee has been paid. Pets are not allowed in other cabins, even if traveling with guests in other units.
- Unauthorized pets will incur a $100 penalty plus the nightly pet fee.
Smoking
- Smoking is prohibited inside cabins/condos. Smoking is allowed outside.
- If smoking in common areas (front doors, patios, windows), please close cabin doors.
- Violators will incur a $250 cleaning fee.

Boat Slip Rental
- $25 per night, subject to availability. Reserve ahead of arrival.
Travel Protection
- Optional travel protection is available for reservations made on our website only, which offers a 100% refund for qualifying cancellations 14 days or less prior to arrival.
- Travel protection must be purchased at checkout and is only available for reservations made directly through our website.

Boats and Fishing
Do you have boat slips available?
Boat slips are available for $25 per night. Please reserve ahead of time as we only have a limited quantity.
If there is no boat slip available, is there a safe place to park where we can charge the batteries?
Our overflow parking area has power available to charge your batteries. You are welcome to park your trailer/boat there. Be sure to bring an extension cord. We also have a designated trailer parking lot by the dock where boats can be left on trailers, however, they cannot be charged in this area. Cabins and condos do not have enough space for both vehicle and boat.
Do you have a boat ramp?
We have a paved boat ramp located right next to our dock.
Where do I park my car and trailer?
Each cabin has one parking space per cabin. All two bedroom cabins/condos, have two parking spaces per unit. Additional parking is available. Trailer parking is located right by our dock/boat ramp.
Do I need a fishing license?
Everyone over the age of 16 needs a fishing license to fish.
Do you sell fishing licenses?
We do not sell fishing licenses. You can purchase them online at the Missouri Department of Conservation.
Do you rent boats?
Yes! We rent boats and waverunners. Reserve yours here!
Lodging
What is supplied in the cabins/condos? What will I need to provide myself?
All of our cabins and condos have fully equipped kitchens or kitchenettes; with stovetops, toaster, coffee maker, microwave, dishes and cookware, charcoal BBQ grills. Dish soap, hand soap and coffee filters are provided. The studio A-frames have mini fridges. All other accommodations have either a full size fridge or college size fridge (see Lodging page for descriptions). All the bathroom, kitchen and bed linens are supplied. Please bring your own towels for the pool and/or lake.
Does our cabin/condo have an outdoor grill close by?
All cabins and condos come with their own charcoal BBQ grill. These are located right outside your cabin/condo.
When are check in/check out times and can we check in early or check out late?
Check in starts at 3pm and check out is by 10am. Early check ins or late check outs can be requested but cannot be guaranteed. An early check in/late check out fee of $30.00 applies and is subject to availability. Please contact the office to check availability. There will be a $100 fee for any unauthorized late check outs.
How often does Housekeeping service our rooms?
Daily housekeeping is not available. We will not come into your room during your stay (unless there is a problem and you have requested/approved it). If you are needing clean towels, we ask that you put your dirty towels over the front rail by 10am and we will exchange them for you.
Do your rooms have hairdryers?
We do not provide hairdryers. Please bring your own from home.
Resort
Is there a firepit we can use?
We have a community fire pit that everyone is welcome to use. It is located right in the center of the resort, next to our covered pavilion and swimming pool. Firewood can be purchased from the office.
When is your swimming pool open and when does it close?
Our swimming pool opens for Memorial Day weekend every year. Closing date depends on weather. Most years it will close in September, however, on warmer years we keep it open a little longer. Pool hours are 8am - 11pm.
How close are you located from Silver Dollar City and other Branson attractions?
We are just 1.8 miles from Silver Dollar City. Branson area attractions start at approximately six miles from us.
Is there a restaurant on site or a place where we can buy snacks?
We do not have any restaurants or places to buy snacks here at the resort. There are many restaurants and grocery stores close by. Visit our Dining page for some of our favorite, close by, places to eat.
Do you sell discounted tickets for Silver Dollar City or other Branson area attractions?
We do not sell any tickets, however, our friends at Branson Ticket & Travel have discounted tickets available. They will also deliver them to you here at our resort!
